RE-VISION Conference: Is redevelopment a strategic choice for urban development?

The Fidurock Group once again took part in the RE-VISION conference, organized by remspace magazine, which took place on Wednesday, March 25, in the River Corner venue in Prague’s Smíchov district. The conference opened key topics related to contemporary development and the future of cities. Representing Fidurock in the panel discussion was Michal Vencl, Development Director, who shared the group’s perspective on redevelopment, new construction and investment decision-making in the current market environment.

One of the main themes was whether the re-use approach represents a strategic choice for urban development or rather a necessary compromise. From Fidurock’s perspective, it has long been evident that the reconstruction of historic buildings is a fully-fledged and often more advantageous alternative to new construction, not only from an urban planning perspective but also in terms of project economics.

The discussion also focused on the economic aspects of revitalisation projects, highlighting that well-executed reconstructions can offer an attractive balance between initial investment and future property value. A key role is played by technical solutions, the ability to optimise operating costs and the sensitive integration of projects into the existing urban structure.

Another important topic was the time complexity of development projects

The discussion addressed not only project timelines but also the changing expectations of clients and tenants. While reconstructions often involve a higher level of complexity, they also allow for a more flexible response to the specific condition of the building and its location. Combined with the limited pace of new construction in certain urban areas, redevelopment thus represents an important tool for further portfolio growth.

In his contribution, Michal Vencl also shared practical experience from Fidurock’s projects, where the group consistently applies principles of sensitive reconstruction across its portfolio. This includes historic apartment buildings in Prague and Brno as well as other projects focused on long-term sustainability and operational efficiency.

Reconstruction is seen as a necessary complement to new development. Due to current legislative conditions, new construction remains slow, and supply significantly lags behind demand. It is therefore essential to combine new development with the revitalisation of existing buildings, giving them a new life.

Participation in the RE-VISION conference once again confirmed that re-use and working with existing urban structures are among the key directions shaping the future of the real estate market and our cities. The growing emphasis on environmental quality, authenticity and sustainability shows that reused buildings have a firm place in the market and can offer added value that new construction alone does not always deliver.
