We accepted an invitation to the Residential Monitor 2026 conference in Brno, which focused on current developments in the residential market, investment strategies, and the future of rental housing in the Czech Republic. Fidurock real estate investment group was represented at the event by Michal Jirkův, who shared the group’s perspective on the build-to-rent segment, the development of the Brno market, and the growing importance of professionally managed rental housing.
One of the main topics was Brno’s position within the Czech residential market. According to Michal Jirkův, the city has strong fundamentals, including a high-quality university base, a developed technology sector, and stable housing demand. At the same time, he emphasized that today’s market requires a far more selective approach than in previous years.
Fidurock currently manages more than 200 apartments across five renovated residential buildings in the very center of Brno. During the discussion, it was highlighted that large cities such as Prague and Brno continue to support the growth of rental housing, mainly due to the declining affordability of owner-occupied housing.
Brno is a market we strongly believe in over the long term. At the same time, investors today must work very carefully with the balance between risk, pricing, and long-term returns.

The discussion also focused on the development of the build-to-rent segment and the conditions for institutional investors. According to Michal, the issue in Brno is not insufficient demand for rental housing, but rather the economics of individual projects. He pointed in particular to entry prices, lengthy permitting processes, and operational efficiency. It was also noted that rental housing is increasingly preferred by younger generations, students, young professionals, and employees of technology companies.
The panel also addressed digitalization and its role in rental housing management. Michal explained how Fidurock uses digital tools for tenant communication, service request management, and online contract signing.
The debate also covered virtual apartment tours, data analytics, and the use of automation and AI in portfolio management. According to him, technology primarily helps accelerate response times and improve tenant experience.
The Residential Monitor 2026 conference confirmed that rental housing will continue to play an increasingly important role in Czech cities and that investors will place even greater emphasis on location quality, management efficiency, and long-term project stability.
